This project began with a campus-wide audit of academic and office buildings whose usage patterns are diverse and dynamic. The team built a five-minute resolution energy analytics platform that ingested data from 180+ submeters and legacy BMS, benchmarking real demand against a weather-normalized baseline. Airflow, temperature–humidity in critical zones, and chilled-water loop losses were sampled to reveal hidden inefficiencies often absent from standard utility accounts.

Armed with insights, the team executed retro-commissioning (RCx): aligning HVAC schedules with actual timetables, optimizing setpoints and deadbands, shifting flexible loads off-peak, cleaning evaporator coils, fixing refrigerant leaks, and replacing worn valve seals. Dedicated meters were added for primary pumps and AHUs, and a real-time anomaly dashboard cut maintenance response times to under 24 hours.

Over 12 months, total electricity use fell 14.8% (~2.1 GWh), saving ~THB 9.6M annually without major capex. Thermal comfort scores improved by 21% and hot/cold complaints dropped 38%. The initiative advances SDG 7, SDG 11, and SDG 13, and fulfills 2024 indicators 34 and 96.
